🏛️ Professional Legal Disclaimer & Compliance Standards

🛡️ Missouri Commission & National Jurisdiction: I am a professional Notary Public commissioned and bonded in the State of Missouri. I perform Remote Online Notarization (RON) in strict accordance with RSMo § 486.1115.

Interstate Recognition: Iowa law explicitly recognizes notarial acts performed by out-of-state notaries public under Iowa Code § 9B.11. Under this statute, a notarial act performed in another state has the same effect under Iowa law as if performed by a notarial officer of Iowa, provided it is performed by an individual authorized by the laws of that state.

Technology & Security: Our sessions are conducted via a secure, encrypted platform that utilizes multi-factor authentication (KBA), credential analysis of government-issued IDs, and high-definition audio-video recording. These security measures align with the rigorous digital integrity standards set forth in Iowa Code § 9B.14A, ensuring your Iowa records—from Polk County property deeds to industrial logistics agreements—are verifiable and tamper-evident.

🏠 2026 Property Tax Relief: June 1st Deadline

Iowa has expanded its property tax relief for 2026, particularly for residents age 70 and older. To ensure your benefits are applied to the 2026 tax year, you must file with your County Treasurer by June 1, 2026:

  • Senior & Disabled Property Tax Credit (Form 54-001): If you are 65–69 with an income under $26,895, or 70+ with an income under $39,125 (for a 1-person household), you may qualify for a credit of up to $1,000. We notarize the mandatory income affirmations and Trust Certifications often required for trust-held properties.

  • Homestead Tax Exemption (65+): In addition to the standard credit, residents 65+ are eligible for a $6,500 taxable value exemption. This is a one-time filing; however, if you moved in 2025, you must re-file by July 1, 2026.

  • Mobile/Manufactured Home Reduced Rate: Owners of mobile or modular homes must file Form 54-014 by June 1st to qualify for a reduced tax rate based on income. We provide secure RON for these annual applications.

  • Military Service Exemption: The military exemption has increased to $4,000 in taxable value. We notarize the residency and service affidavits required for first-time applicants.

🏫 Education: U of I, ISU & UNI Residency

The Iowa Board of Regents enforces a strict 12-month durational residency test. To qualify for in-state tuition, you must prove your primary purpose for being in Iowa is not just education:

  • Residency Application (Fall 2026): For the Fall 2026 semester, residency petitions are typically due by May 28, 2026. We provide secure RON for the notarized statement of support from parents or the Future Tax-Filing Intention Statement required for independent students.

  • 12-Month Work Requirement: Students reclassifying based on employment (1,560+ hours) must provide notarized documentation from an employer verifying their work history.

  • K-12 Shared Residency: For districts like Des Moines (DMPS), Cedar Rapids, or Iowa City, families in shared housing must provide a notarized Residency Affidavit to finalize 2026–2027 enrollment.

🚗 Iowa DOT: Vehicle Titles & Bill of Sale

While the Iowa DOT has simplified many title transfers, specific administrative actions still require the authority of a notary’s seal:

  • Damage Disclosure Statement (Form 411108): Required for all vehicles 7 years old or newer. While not always needing a notary for private sales, it is strictly required for Duplicate Title applications submitted by mail.

  • Affidavit of Correction: Made an error on a title or bill of sale? The County Treasurer requires a notarized Affidavit of Correction to rectify the legal record without re-titling.

  • Power of Attorney (Form 411021): If you are appointing an agent to sign title or registration documents on your behalf, their authority must be notarized. We provide instant video notarization so you can authorize an agent from anywhere.

⚖️ Statutory Authority: Your Out-of-State RON Advantage

Iowa law (Iowa Code § 9B.14A) fully authorizes RON, and the state explicitly recognizes notarizations performed by out-of-state notaries under Iowa Code § 9B.11. By using our Missouri-based RON service, Iowa residents gain:

  • Full Legal Validity: Documents notarized by our Missouri commission are legally binding in Iowa and accepted by all 99 County Treasurers, the Department of Revenue, and the Secretary of State.

  • Superior Record Retention: Missouri law (RSMo § 486.1195) requires us to maintain a secure audio-video recording of your session for 10 years. This matches or exceeds Iowa’s standards, providing a decade of protection for your property and legal filings.

  • Statutory Disclosure: Every certificate we issue for Iowa includes the mandatory phrase: "This notarial act involved the use of communication technology," as required by Iowa Code § 9B.14A(4).

  • Identity Verification: We utilize state-mandated Credential Analysis and Knowledge-Based Authentication (KBA), ensuring your digital signature is as secure as a wet-ink signature in an Iowa county courthouse.
