🏠 2026 Property Tax Savings: Feb 15th Deadline
California homeowners can reduce their assessed property value by $7,000 through the Homeowners’ Exemption. To ensure this is applied to your 2026-2027 secured property tax bill, you must act before the spring cutoff:
February 15, 2026 Deadline: This is the final day to file for the full $70 exemption benefit. Claims filed between February 16 and December 10 only receive 80% of the exemption.
Proposition 19 Compliance: If you recently inherited a property from a parent or grandparent, you must file a Homeowners' Exemption within one year of the transfer to avoid a massive tax reassessment. We notarize the Claim for Reassessment Exclusion and Certification of Trust documents required by County Assessors.
New Homeowners: The exemption does not transfer. If you bought a home in 2025, you must file a new one-time claim. We provide secure RON for the residency affirmations required to prove the home is your principal residence.
🏫 Education: UC, CSU & Community College Residency
To qualify for in-state tuition at UC Berkeley, UCLA, or any CSU campus, you must prove a 366-day physical presence and "intent to remain" in California:
Petition for Reclassification: For the Fall 2026 term, most universities set a priority deadline in July 2026. We provide secure RON for the Statement of Legal Residence (SLR) and Residency Questionnaires.
Financial Independence (Under 24): If your parents are non-residents, you must verify financial independence. We notarize the Parental Tax Affidavits and Employment Affirmations needed to prove you provide your own support.
K-12 Shared Residency: For districts like LAUSD or SDUSD, families living with relatives must provide a notarized Residency Affidavit (often called a "Caregiver’s Authorization") to finalize 2026–2027 enrollment.
🚗 California DMV: When a Notary is Mandatory
While California does not require a notary for standard vehicle sales, the CA DMV is strict about secondary title forms:
Replacement/Duplicate Title (REG 227): If you are applying for a duplicate title and transferring ownership at the same time, the signature of the legal owner must be notarized.
Lien Satisfied (REG 166): If you are submitting a Lien Release in conjunction with a Duplicate Title application (REG 227), the lienholder’s signature must be notarized. We provide secure video sessions for lenders and owners to finalize these filings.
Out-of-State Registration: If you just moved to California (you have 20 days to register!), we notarize the Bill of Sale or title documents from your previous "Notary State" to ensure your CA registration is processed without delay.

Although California notaries cannot yet perform RON, California Civil Code § 1189(b) and the Online Notarization Act (SB 696) confirm that notarizations performed by out-of-state notaries are legally valid in the Golden State:
Full Legal Recognition: Documents notarized by our Missouri commission are legally binding in California and accepted by all 58 County Recorders, the Secretary of State, and the DMV.
Superior Record Retention: Missouri law (RSMo § 486.1195) requires us to maintain a secure audio-video recording of your session for 10 years. This provides California residents with long-term protection for high-stakes real estate and legal filings.
Identity Verification: We utilize state-of-the-art Credential Analysis and Knowledge-Based Authentication (KBA), ensuring your digital signature is as secure and verifiable as a wet-ink signature at a local California "mail-and-ship" center.
